First-Time Buyers Win 3 of 5 Auctions in Las Cruces Suburbs

First-time buyers closed on two homes through public auction in Las Cruces last month, one on East Lohman Avenue and another off Telshor Boulevard, both under the $260,000 mark.

The trend appears tied to a tighter local inventory that has pushed more distressed properties into Doña Ana County foreclosure sales since March. Families priced out of standard listings have turned to the courthouse steps, where starting bids often sit 15 to 20 percent below recent comparable sales.

University Hills and Picacho Hills lead the shift

University Hills has seen the clearest activity. A three-bedroom on the 1400 block of East Lohman sold July 2 for $238,000 after two rounds of bidding. The buyer, a lab technician at New Mexico State University, used the New Mexico Mortgage Finance Authority first-time homebuyer program for a 4 percent down-payment grant. Picacho Hills produced the second sale on June 18, a 1950s ranch on West Picacho Avenue that went for $251,500 to a couple relocating from El Paso. Both properties cleared the minimum bid within 90 minutes of the auction opening at the Doña Ana County Courthouse.

Local lenders report the Las Cruces Affordable Housing Program has processed 14 applications tied to auction purchases since January, more than double the same period last year. The program pairs buyers with fixed-rate products capped at 6.25 percent and waives certain closing costs when the home sits inside city limits.

Numbers behind the trend

Doña Ana County auction records show 11 residential parcels sold between April 1 and July 7. The median winning bid reached $242,000, down from $267,000 for the same stretch in 2025. Average days on market for auction homes fell to 19, compared with 47 days for traditional listings tracked by the Las Cruces Association of Realtors.

Buyers still face the same financing hurdles as any purchase. Credit scores must clear 620, and the home must pass a county inspection within 10 days of the hammer. The next scheduled sale list drops July 15 and includes two more University Hills lots.

Anyone interested can register at the county clerk’s office on the second floor of the courthouse by 4 p.m. the day before each auction. Staff there also distribute the current list of properties eligible for the New Mexico Mortgage Finance Authority grant.
