The increase comes as local buyers seek stable holdings while national markets absorb news of overseas military actions and shifting federal spending priorities. Las Cruces real estate agents report steady inquiries from residents who work at nearby White Sands Missile Range and New Mexico State University, where payrolls have held firm.
River access and daily routes
Buyers cite quick access to the Rio Grande Trail at the end of Alameda Boulevard and to the weekly Las Cruces Farmers Market on Main Street. The Mesilla Valley Economic Development Alliance has listed three parcels near the river levee for mixed-use redevelopment, with permits expected by September. Two of those sites sit within a half-mile of the city’s new wastewater treatment expansion that broke ground last March.
County records show 47 waterfront or near-waterfront transactions closed between January and June, compared with 39 in the same period of 2025. Average days on market fell to 28 from 41. Appraisers at the Doña Ana County Assessor’s office attribute the tightening to limited inventory along the east bank between Picacho Avenue and the Union Pacific tracks.
