Two build-to-rent communities opened leasing offices this week in Las Cruces with three-year rent locks starting at $1,650 a month for three-bedroom units.
National housing costs have climbed since the start of 2025 while Las Cruces median home prices reached $348,000 in the second quarter of 2026, according to the Doña Ana County Assessor’s latest report. That gap has pushed more households to weigh renting over buying, especially when mortgage rates sit above 6.8 percent.
The first project sits at the corner of Valley Drive and East Union Avenue, where the city approved 184 single-family rental homes last year. A second site on the west edge of Sonoma Ranch added 112 units that opened to applications on July 7. Both developments include lawn care, trash pickup and a community fitness center in the base rent.
Tenant services and lease terms
Residents at the Valley Drive location receive package lockers, a dog park and quarterly pest control at no extra charge. Leases run 36 months with a 2 percent annual increase built into the contract, a feature listed in the marketing materials filed with the city planning department on June 12. The Sonoma Ranch site adds a shuttle stop on the RoadRUNNER Transit route that serves New Mexico State University.
Local real estate data shows average rents for comparable three-bedroom homes in the same zip codes rose 9 percent between June 2024 and June 2026. Build-to-rent operators have used that trend to market fixed costs against the uncertainty of property taxes and maintenance that buyers face.
Comparing costs with ownership
A $348,000 home purchased with 20 percent down at current rates carries a monthly payment near $2,150 before taxes and insurance. The same household renting at the new build-to-rent sites pays $1,650 plus utilities, leaving room for savings or other expenses, according to a June affordability worksheet released by the Las Cruces Association of Realtors.
Prospective tenants can visit the leasing offices on Valley Drive or at the Sonoma Ranch gatehouse through July 31. City staff at the Community Development Department can supply the full list of approved build-to-rent sites and current utility estimates.
